The findings highlight changing expectations among affluent buyers, with wellness, nature, sustainability and shared lifestyle amenities gaining prominence in residential choices.

Godrej Properties unveiled a 1,400 sq m Eco-Resort-themed clubhouse at Godrej Hill Retreat in Mahalunge, Pune, alongside the release of its consumer research study.

Godrej Properties Limited on Monday released the Pune edition of its consumer research study, The Elevated Living Edit, which found that affluent homebuyers in the city now prioritise wellness amenities, green spaces and community living over conventional markers of luxury such as size and location.

Wellness amenities and green spaces top homebuyers’ priorities

The study’s most prominent finding: 78 per cent of respondents want dedicated yoga and meditation spaces, while 74 per cent broadly prioritise wellness-related amenities. Access to nature ranked close behind, with 76 per cent preferring large balconies and 72 per cent seeking greater green spaces. Community and lifestyle features also figured prominently — 68 per cent valued community-centric living, 67 per cent prioritised recreational amenities, 64 per cent wanted sustainable features, and 60 per cent sought smart-home technology. Notably, 79 per cent of respondents said they would invest in Pune’s residential market again.

The report was released at a home-handover event called Shubh Aarambh at Godrej Hill Retreat in Mahalunge, Pune. The event featured a conversation between Mayank Poddar, CEO – West-East Zone, Godrej Properties, and actor Mrunal Thakur, moderated by Sujit Patil, Chief Communications Officer, Godrej Industries.

Resort-style clubhouse unveiled in Pune

Alongside the report, the company unveiled a 1,400 sq m Eco-Resort-themed clubhouse at Godrej Hill Retreat, which it describes as Pune’s first resort-style residential development. The clubhouse includes four zones, seven themed gardens, an interactive gym, wellness spaces, and what the company claims is Pune’s first operational bowling alley within a residential project. The development offers more than 25 resort-style amenities in total.

Godrej Properties targets delivery of over 4,000 homes

Poddar stated that the company is on track to deliver over 4,000 homes in Pune by the end of FY27.

Godrej Properties describes itself as India’s largest residential developer by value and volume of homes sold, with over 100,000 families as customers.
